Beykoz · Istanbul · Asian shore
246 new homes between the forest and the Bosphorus.
In Paşabahçe, 1.2 km from the Bosphorus shore. Pre-launch registrations are now open for Seba İnşaat’s new Beykoz project.
Why SEBA Çubuklu
The former Öz Akademi estate in Paşabahçe will be rebuilt as SEBA Çubuklu, developed by Seba İnşaat: 10 low-rise blocks set around landscaped courtyards on a 20,000 m² site, close to the forest and minutes from the Bosphorus.
Five minutes by car to Çubuklu pier and 3.5 km from the Fatih Sultan Mehmet Bridge, in the same Bosphorus corridor as Kanlıca, Anadoluhisarı and Acarkent.
An award-winning developer of luxury homes, business centres and hotel projects in Istanbul and Bodrum.
Landscaped courtyards, water gardens and walking paths, with commercial space at street level.
The old Öz Akademi blocks will make way for new buildings designed to Turkey’s current earthquake code. The press has called it Beykoz’s first estate-scale urban renewal (Habertürk, 25 September 2026).
Location
SEBA Çubuklu sits in Paşabahçe, Beykoz, between the forest and the Bosphorus, close to the Khedive’s Palace and the Beykoz woods. It is linked to the European side by the Fatih Sultan Mehmet Bridge, and the Çubuklu–İstinye car ferry, due to reopen, will add a direct link to İstinye.
All distances and times are approximate: distances as the crow flies, drive times without traffic.
Istanbul’s city council voted unanimously in September 2026 to reopen the line; pier parking will expand from 50 to 130 spaces.
A 17.5 km, 14-station line handed to the Ministry of Transport and Infrastructure by Presidential Decision No. 11628 (Official Gazette, 18 August 2026). The planned Beykoz State Hospital station is ~1 km away; no construction timeline yet.
Construction of the new hospital near the Turkish-German University is under way.
A 129-room hotel, villas and residences on the former Tekel site; the hotel is due to open in early 2028.
The project
At the heart of SEBA Çubuklu are landscaped courtyards, water gardens and walking paths. Low-rise blocks sit among the greenery, with commercial space at street level for everyday needs.
From 2-bedroom apartments to 5-bedroom duplexes, with garden and roof duplexes, balconies and terraces, and covered parking.
Areas are estimated averages based on the current architectural mix; the final unit list and floor plans will be shared at launch.
The six blocks and 115 flats of the Öz Akademi estate will be replaced by 10 blocks, 246 homes and 744 m² of commercial space. Demolition of the old buildings began in late September 2026.
Visuals are artist’s impressions. Building heights in the landscape concept images do not reflect the final design, which is ground + 4 floors + roof level.
